In line with our intention for the Commercial Space to be rented, we may then list up our simple concern, terms and conditions for the sake of formality such as;

SPACE PURPOSE:

■ Restaurant, Internet Café/Computer Shop, Rice Store, Laundry Shop, Hardware, Garage Sale, Mini-Storage/Mini-Warehouse, Printing Press, Office, etc.

■ Absolutely, NO illegal business is allowed. (Super Heavy Weight Eqpts/Dirty-Type Facilities is also not allowed)

■ Make sure that your business shall not damage or destroy the main structure of the building.

RENT AMOUNT & EXCLUSIONS:

■ Ground Floor rent is P10,000.00 monthly

■ If 2^nd/floor will be included, same monthly rent (P10,000.00) is applied (see special note below)

■ 1 month deposit and 1 month advance with at least 6-months Post-Dated checks

à Or 1 month deposit and 2 months advance without Post-Dated checks

■ Electric & Water Consumption is excluded on the rent

CURRENT CONDITION:

■ Ground Floor is Available for Commercial Space Rent;

■ Second Floor is Optional to be rented, but since some of you have emailed your intention to get it in package with ground floor, so absolutely an additional Cost may be added accordingly;

■ Third Floor is occupied and shall not be covered in the package;

■ 2^nd Floor Kitchen is a shared kitchen with 3^rd occupants. But , Ground Floor Kitchen is non-shared;

■ Each floor has a CR, so no sharing at all;

■ Laundry Area will be Shared Area on Ground Floor.

SPECIAL NOTE :

■ If necessary for your business to have a sub-meters for Electricity and Water, then, Sub-metering expense shall be shouldered by you.

■ Walkway for boarders will be common but if you plan to make a division or partition, you’re rent would be reduced to P9,000.00/month. However, when you move-out to the place, you must restore any damage cause by your renovation/partitioning. Cost of renovation/partitioning will be shouldered by you.

■ If you intent to get the 2/F in package with the Ground Floor, let me explain that the 2/F has intended for Bedspacers and currently having 5-New Double Deck Beds. Here’s our Sample Calculation:

●Room#1: [4 Double Deck Beds] x [2 persons per bed ] x [ P2,500.00 rent each] = P20,000.00

● Room#2: [1 Double Deck Beds] x [2 persons per bed] x [ P1,500.00 rent each] = P 3,000.00

Then, total would be P23,000.00; But since it will relieve us for managing boarders and it would be on your end, so we may only let it be rented for P10,000.00 also excluding water and electricity bill.

But, if you take boarders as well, please be notified to submit us a complete record of each occupants such as copy of verified ID, complete name and home address. This is to ensure your security and our security as well.
